Clogged Drains

Your bathroom sink drain line is prone to clogging and is barraged on a daily basis by toothpaste, facial hair, shaving cream, soap, make up, and anything that can occasionally fall into the opening. Other items such as toothpaste caps, rubber bands, hair ties, Q-tips, disposable razor covers and anything on the counter top can fall into the drain opening. When you experience a stopped up bathroom sink a plunger rarely works as there is an air gap inside of the sink within the overflow port not allowing for suction. A large amount of foreign matter enters the bathroom sink.

Faucets

The heating of water in your water heater causes calcium carbonate to precipitate out and settle to the bottom of the tank. Also contributing to sediment buildup are any particulates that may be in your water supply like sand. Sediment is usually more of a problem in areas with very hard water Whenever you turn on a water faucet, heated water can be drawn from the top of the tank and usually is replaced by cold water that is carried to the bottom through the dip tube. When the water temperature drops, a thermostat activates the heat source (a burner in a gas model.

Usually common water heaters store heated water in a cylindrical tank. Water heating is typically the third largest energy expense in a home, after space heating and cooling. In addition, a water heater is a relatively expensive appliance, and it operates under very severe conditions (high temperatures, and cycling on and off).

Garbage Disposal

If your garbage disposal unit jams, chances are that something is stuck inside of it. When you turn the switch on, you should hear a humming sound from the disposal for a few seconds before the circuit breaker turns the disposal off. If it does not make a humming sound it is likely the unit is fried. First, press the reset button on the bottom of the unit, and if the unit does not make any sound plug something else in to verify there is power going to the outlet. If the reset button does not get electric, and there is electric going to the outlet, the unit needs to be replaced. If you hear a sound and the unit turns off again, it is likely there is an obstruction.

Troubleshooting a Leak

Leaks are one of the most common plumbing problems that develop over time and if ignored can cause expensive water damage. There are two categories of leaks. Water Supply (pressurized leaks) or drain line or (non-pressurized leaks). To minimize your future exposure to expensive repairs, we are going to talk about ways to minimize leaks. We are also going to talk about how to locate where your leak is and what may have caused it to reduce the chance of it happening again or as often.

Preventative Maintenance

Having a good preventative maintenance plan in place is critical for any home or business owner to avoid avoidable plumbing emergencies, and the large cost of clean up and damage repair. The most important part of having a preventative maintenance plan in place is to have the right plan. A busy restaurant has different needs than a single family home. The best starting point for a good preventative maintenance plan is to have an inspection done by a competent plumbing service professional to determine the exact plumbing needs of an individual plumbing system.

Toilets

Toilets get clogged by putting foreign objects into them or overloading them with too much waste. Items such as nose tissues, paper towels, dental floss, cotton ear cleaning tips, and a variety of other known foreign objects. Clearing a toilet clog can be as simple as using a closet auger to hook and drag back or push the object(s) through into the main sewer line. In other instances it can be a bigger problem requiring the toilet to be removed so the item can be removed from the water trap within the toilet casting. There are times when a blockage can be past the toilet trap somewhere between the closet flange and the main house sewer line requiring a main line sewer cable/ sewer camera to identify and pinpoint the exact location of the obstruction for removal.

Water Heater

Water Heaters come in a variety of different shapes and sizes, using gas or electric to heat the water. From 2003 onward gas water heater design changed with the introduction of FVR (flame vapor resistant) water heaters. Upgrades and modifications in the newer FVR water heaters are in the air intake, and additional safety devices on the electronic pilot light. All gas water heaters have a ball valve type shut off valve.

Water Pressure Problems

High Pressure: A very important factor in minimizing wear and tear and premature failure in the pressurized side of your plumbing system is controlling excess pressure from damaging your water supply side. This means monitoring the supply pressure by taking pressure readings at your hose bib. Attach a water pressure gauge to any hose bib. You can buy a pressure gauge at the local plumbing supplier or hardware store. Buy the one that has the red limit hand that shows the peak pressure until you manually reset it. Test the pressure by leaving it on the hose bib with the valve turned on overnight. The reading should be around 55 to 60 PSI.
